Built one property at a time
My first rental was a two-bedroom, one-bath house other buyers walked past. We bought it right, rebuilt it, and kept it. That house taught me the two lessons I still underwrite by. First, a lot hides behind walls, so you inspect everything and buy with room for what you cannot see. Second, the people who live in a property are the property. Answer fast, treat residents right, and they stay. Some of ours have stayed ten years.
Over the next two decades we took properties down to the studs, rebuilt them, and held them. Along the way I earned a commercial inspection license, so when I walk a building I am reading the roof, the systems, and the structure, not just the rent roll. And I learned what patient ownership does: buy right, cash flow, hold, and let time work.
For most of those years, real estate was my side business while I served in public service with the city. Later in that career I stopped asking God to bless my plans and started asking for His. Through prayer, He turned a side business into a full-time calling.
That calling led me to Nate Armstrong and Home Invest, and today we are partners. Their line is Believe in More. Ours is Partnerships With Purpose. Both mean the same thing: this is about more than money. Today Eden Elevations 3 finds, screens, and underwrites opportunities and brings them to the Home Invest platform, where our partner's capital and asset management carry them to the closing table and we run them together.
